Investment Property Loans Sydney
Investment lending is a different credit test to an owner-occupier loan: rental shade, existing portfolio, and how you hold the title all change the outcome. We match the loan to the strategy — yield, growth, or a bit of both.
How banks treat investment serviceability
Lenders haircut rental income and apply their own assessment rate. Your existing home loan, credit cards and HECS still count. We model the next purchase against the same rules the credit assessor will use.
Cross-collateralising everything with one bank can feel simple and still lock you in. We talk through standalone security when it protects future borrowing.
Structure and the next purchase
Individual, joint, company or trust names change tax and lender appetite. We are brokers, not accountants — we work with your adviser on entity choice, then find lenders who accept that structure.
When you add properties, we keep a picture of total debt so the second and third purchases do not surprise you.
FAQ
Investment Property Loans Sydney — common questions
How much rental income will the bank count?
Most lenders use a percentage of advertised or current rent, then apply their assessment rate. The shade differs by bank. We use their figures, not a hopeful 100%.
Can I buy an investment with a small deposit?
Higher LVRs are possible, usually with LMI and tighter postcode rules than owner-occupier loans. We price the LMI against waiting to save more.
Should I use equity from my home?
Often that is how Sydney investors start. We check the home loan’s available equity and whether a split or second loan is cleaner than one giant facility.
Do you broker loans in a trust or company?
Yes, where lenders accept the structure. Expect more documents and sometimes a narrower panel. We confirm appetite before you pay legal setup costs you cannot finance.
Can I use an interest-only loan?
Many investors do, for a set term, if serviceability works on principal-and-interest at the end. We show both repayment shapes.
Will an investment loan affect my next home purchase?
Yes — the debt and any shortfall sit in serviceability. We plan the sequence if you still want to upgrade your own home.
Do I pay a broker fee for an investment loan?
Most residential investment loans pay us via the lender at settlement. We disclose remuneration up front.
